What this job involves Responsible for implementing a strategic asset management plan to integrate clients existing systems including building automation, energy management, maintenance programs and lifecycle asset management approach.

What is your day to day

Develops analysis methods to determine the reliability of components, equipment and processes in accordance with JLLs enhanced reliability and asset management program.
Acquires and analyzes data from connected systems and continually improves maintenance program strategy to meet resultsbased performance measures.
Conducts ongoing maintenance maturity assessments to ensure progress as planned.
Monitors root cause failure analysis RCFA of equipment failures to determine corrective action required for the situation.
Determines cost advantages of alternatives and develops action plans that meet internalexternal customer demands for processequipment reliability to avoid failures.
Integrates data from BAS, automated fault detection diagnostic engines, maintenance programs and capital planning processes to develop life cycle analysis and recommendations for repair versus replacement decisions.
Performs program and systemequipment audits periodically and as needed. Audits will typically focus on safety, regulatory compliance, maintenance effectiveness, cost savings, and energy conservation.
Coordinates the use of other engineers, technicians, and thirdparty resources to achieve the goal of costeffective improvements in asset management and reliability for maintenance and projects.
Maintain complete and accurate recordsplans within computerized maintenance management system CMMS related to equipment, specifications data, BOM, failure history, etc.
Develop and maintain Key Performance Indicators of equipment reliability.
Ensure that the appropriate Maintenance and Reliability metrics are in place throughout the site, plannedunplanned work, planningscheduling metrics, cost metrics, MTBF, replacement asset value, etc..
Ensure equipment history is maintained and analyzed for future trends
Actively collaborate with Maintenance and Planning groups


Desired experience and technical skills

BS in an Engineering discipline, mechanical or electrical preferred.
Fluent English
Five to 10 years experience implementing RCM, CbMPdM methods, operating building automation and energy management systems, and thorough understanding of asset management, data analytics, and capital planning approaches.
Experience with building automation systems and automated fault detection diagnostics with integration of connected systems
Experience in critical regulated environments preferred data centers, laboratories, manufacturing environments, automotive, petrochemicals, pharmaceuticals etc.
Extensive knowledge of mechanical, electrical, plumbing and fire suppression systems.
Extensive knowledge of commercial, critical, manufacturing, labs, or distribution facility types required.
Ability to use variety of Computerized Maintenance Management Systems and IT tools
Understanding of moving and rotating equipment such as pumps, motors, egearboxes, conveyors, etc., from an operations and maintenance perspective, mechanically and electrically.
xperience w predictive maintenance technologies including, but not limited to, vibration analysis, oil analysis, infrared Thermography, ultrasound, and motor current analysis.
Certified Reliability Leader is preferred.
Certified Maintenance Reliability Professional is preferred.
Level 2 thermography certification is preferred.
Level 2 vibration certification is preferred.
Level 2 ultrasound certification is preferred.
